Zero Down / Mortgage Down Payment Assistance Programs

• Metro Mortgage Assistance Program:

     This program is similar to previous programs offered by various government organizations in the past (CHFA, Country programs). However, unlike several of those past programs, the Metro Mortgage Assistance Plus Program's 4% down payment grant does not have to be repaid by the buyer.

  This program was recently expanded to include not only Denver or Littleton homes, but now you can use this program to purchase homes in the following cities: Denver, Arvada, Brighton, Dacono, Edgewater, Lakewood, Littleton, Sheridan, Westminster or Wheat Ridge.

  Here is a quick look at the basic program details:

  • Buyers must have a minimum 640 Credit Score
  • Household income limits of $91,100 for 2 or fewer and $103,000 for 3 or more
  • 4% Grant towards down payment and closing costs
  • 30 year, fixed rate mortgage
  • Purchased home must be the buyer's primary residence
  • Buyers DO NOT have to be 1st time home buyers
  • May be used on any home in the following cities: Denver, Arvada, Brighton, Dacono, Edgewater, Lakewood, Littleton, Sheridan, Westminster or Wheat Ridge

• Grant Programs:

     There are several grant programs available that we have helped our buyers take advantage of. Some of these programs are county specific while others use other government programs. these programs allow buyers to purchase a home for $0-$1,000 down. these programs do carry some income limitations with them, but some are fairly generous.

• You can buy any of the availableDenver HUD Homes on the market using the HUD $100 Down Payment Program that is currently available. UPDATE:This Program has been halted by HUD. We will update our site with new information when it becomes available.

• Conventional Zero Down Mortgages:
